PROJECT BACKGROUND
The site of a former building is being transformed into an iconic premium office tower. The client, a leading property developer with businesses across Hong Kong, purchased the site for US$3 billion, reportedly setting a record at the time for the world’s most expensive commercial transaction per square foot.
The design of the 36 storey office tower by world-class architects will be built with a glass façade, a high tensile steel structure, and has been designed to
achieve a sustainability rating of LEED Platinum, achieving the highest star rating of the region’s green building program.
From demolition to completion, the project spanned over four years, and total investment cost estimated to be around US$400 million, exclusive of the land cost.
Given the size and scale of the project, managing project information including budgets, contracts, cost and forecast is a key priority.
“We chose Scenario as our Project Management Information System because we knew that it was capable of digitising the vast amount of project information including contracts, budgets, costs and forecasts as well as high-level communication between the project stakeholders,” said the Project Manager (Client).
“We needed to ensure that all project data was recorded and managed from the start so that upon completion we have a full digital history from concept design through to build execution, commissioning and handover,” they said.
CONNECTING THE PROJECT TEAM
The development brings together a multidisciplinary team of design consultants, main contractor and sub-contractors, lighting consultants, landscapers, quantity surveyors, sustainability and civil engineering. Scenario is being used by everyone involved in the project. It provides a centralised digital platform for all communications with an intuitive, user-friendly interface for an enhanced user experience.
A DIGITAL WORKFLOW
In addition to managing the project’s communication requirements, Scenario is also providing a digital workflow for drawings, technical documents, building information modelling (BIM), submissions and transmittals, request for information (RFI), contract management and administration, quality assurance and quality control (QA/QC) and compliance requirements.
“Using Scenario, we have digitised the RFI and submission processes in the project so that these processes can be submitted by the main contractor to the architect for review. The architect can then review, approve or reject via a completely digital workflow. The whole process is digitalised with no
manual printing, signing and scanning required,” said Implementation Manager at Scenario.
The client can rest assured knowing that by choosing Scenario, they will have a complete digital record of the project from start to finish. “On completion we know the Scenario data provides the detailed history from design to the ‘as built’ handover and digital twin.
